June 2008 market stats are in for Arlington. My personal experience over the past few weeks has seen a flurry of activity in the area! I've had several occurrences of sending listings on a Monday night, only to have them be Under Contract by my Wednesday showing! For whatever reason, I have seen a lot of "on the fence" buyers suddenly jumping into the game. Whether it's the lower rates (yesterday FHA loans were at 6.0%), or confidence that prices are low, i'm happy to see the activity stirring. Take a look at the numbers by property:
Arlington Condos
Average Sale Price: $349,982 (down about 6% from 2007)
Average Days on the Market: 56 (just barely up from 52 in 2007)
# of Active Listings: 394 (slightly down from 2007's 409)
Arlington Single Family Attached (Townhomes)
Average Sale Price: $531,745 (down from $696,190 in 2007)
Average Days on the Market: 75 (up from 58 in 2007)
# of Active Listings: 118 (virtually unchanged from 2007's 117)
Arlington Single Family Detached
Average Sale Price: $745,105 (down from $824,730 in 2007)
Average Days on the Market: 66 (up barely from 61 in 2007)
# of Active Listings: 522 (slightly lower than 2007's 556)
